5.0 CONCLUSION Lambert & Rehbein (SEQ) Pty Ltd has been commissioned by Ribarja Property Pty Ltd to undertake a Traffic Assessment of the development of a Medical Centre located on the Lots formerly described as 6/SP264847 & 7/SP264847. The proposed multi-story Medical Centre has a total GFA of 6388.18m2 and includes car parking. The proposed site layout is displayed in the drawings prepared by Thomson Adsett Pty Ltd, are included in Appendix A. The development site has a total area of 8000m2 the current vacant lots have eastern frontage along Hofmann Drive. The proposed development site plans shows allowance for 280 standard parking spaces and 34 motorcycle spaces. As per the Noosa Planning Scheme Policy 26: Motorcycle and Scooter Parking, Motorcycle parking spaces may be provided in lieu of standard parking spaces at a rate of 1:4. Therefore, the proposed development has a parking supply of 288 parking spaces, resulting in a surplus of two (2) parking spaces. The internal parking design is generally in compliance with AS2890.1 and, as such, the Noosa Planning Scheme requirements. The proposed development gains access via an internal service road easement and two crossovers, the northern access gains access to Hofmann Drive and the southern access gains access to Rene Street. It is proposed that the configuration of the northern access be modified to include an auxiliary left-turn lane into the site. A swept path assessment has been undertaken and has been included in Appendix B. The assessment shows that a MRV, HRV, and RCV were able to manoeuvre within the site without issue. The potential impact of the proposed development on the external road network has been assessed in this report. The results of the assessment demonstrate that the development generated traffic will have a negligible impact on the Hofmann Drive / Rene Street roundabout, the Hofmann Drive / Northern Site Access intersection, and the Rene Street / Southern Access intersection. No traffic and transport engineering matters have been identified that should preclude approval of the proposed development at this location.
