           ENGINEERING

         VEGETATION CLEARING AND MANAGEMENT

There are no established trees or existing vegetation on the site. However, the existing concrete hardstand
and buildings will all be demolished and removed as part of the new development.

         EARTHWORKS

The existing site conditions has a maximum elevation of approximately 19.0m AHD with a site grading of
around 2% across the development to the south west.
It is expected that some filling of the property is required along with some minor retaining for stormwater
management and standard vehicle and pedestrian access to the proposed development.

These earthworks would be limited to the site bounds and to the volumes that would assist in allowing positive
fall to the street frontage and vehicle access.
Earthworks will be designed to reduce the amount of disturbance as much as possible while conforming with
accessibility, safety and ease of maintenance requirements. Any unsuitable spoil would be lawfully removed
and some minor volumes of fill imported to site.

All bulk earthworks within the development would be completed under Level 1 Geotechnical Supervision and
Australian Standard AS3798:2007 - Guidelines on earthworks for commercial and residential developments.

         ROADWORKS/CARPARK CONSTRUCTION

The roadworks for the proposed development will consist of an entry and exit point from the existing Bartlett
Road frontage as well as the carpark within the property boundary. It is proposed that the access driveway
would be from the northern boundary and provide service to the carpark only. Vehicle crossovers would be
constructed in concrete to the Noosa Council standards, the proposed pavement of the internal carpark would
be concrete.
All pavements will be graded as such that runoff is directed to stormwater inlets and to the ultimate lawful
point of discharge.
The carpark and driveway would be such that it complies with the Noosa Council and Australian standards for
roadworks design, turning movements for Medium Rigid vehicles and off-street parking.
