Full name of submitter: Details of Submission 10. I (We) make the following submission: I wish to submit my objection to the above proposal on the following grounds: 1) The material change of use of community recreation land to mixed use - commercial, office and residential; 2) The 11th hour timing by the property development of what is the most significant development application to impact Noosa Junction in years, when Noosa Council is about de-amalgamate from the Sunshine Coast as of 1 January 2014, and electors are voting in the election for the new Noosa Council on Saturday 9 November 2013. This development application should be deferred and transferred to the new Noosa Council for its consideration; 3) The acquisition of community recreation land in Pinnaroo Park for the purposes of a connecting road (Arcadia Street / Pinnaroo Way) between Noosa Drive and Lanyana Way; 4) The proposed hotel/tavern and liquor retail outlet. I have read the consultant's report on this particular aspect of the development and take issue with it. Noosa Junction alone already has 4 retail liquor shops, as well as a drive-in BWS at the Reef Hotel 500 metres away, as well as licensed premises such as the Sogo Bar in Noosa Plaza. While the consultant's report takes in to account the retail liquor and hotel facilities in the Noosa area, it does not take into account the considerable number of other businesses with liquor licenses in Noosa Heads alone, let alone adjacent locaclities - restaurants, cafes, sporting and social clubs, backpackers and tourist accommodation, and community facilities such as The J on Noosa Drive. 4) I object to yet another hotel and retail liquor outlet owned by the duopoly of either Coles and Woolworths when these two corporations already own and/or are developing further such outlets (e.g. the redevelopment of the Coolum Hotel) which already dominate this category of business on the Sunshine Coast to an extent which I believe is anti-competitive. 5) I object to yet another licensed venue with gaming machines, on the grounds that I believe these dubious devices are of no community benefit whatsoever, and when the per capita spend on gambling in Queensland is currently $429, and the Sunshine Coast is $427 per person. http://www.sunshinecoastdaily.com.au/news/more-than-2-billion-gambled-away-qld-year/1957971/ As a local resident of Noosa Junction and a regular client of the nearby Sogo Bar and local retail liquor outlets, I enjoy social drinking, as do many of my friends, but I and quite a lot of people I mix with generally do not frequent venues with gaming machines as we loathe the atmosphere (or lack of) of being in the vicinity of people wasting money on gambling, and the token warnings about responsible gambling seem to be, at best, token and insincere. I have lost a number of friends to gambling addiction through suicide, bankruptcy and family dysfunction, and am I appalled at the way Australian governments at all levels seem to be giving carte blanche for the untrammelled proliferation of further forms of gambling online, as well as Campbell Newman's recent announcement calling for more casinos to operate in this state. 6) I find this development proposal to be unimaginative and uninspiring, and, given the number of empty retail premises in Noosa Junction, I question the consultant's methodology of arriving at projected retail demand, because the entire thrust of the document is pitched entirely at justifying the development on behalf of the developer who engaged the consultant in the first place. 7) Why can't Noosa do something original and different and develop a distinctive and community based multi-purpose facility on this site, rather than something which is simply the same old, same old as everywhere else? I would suggest positive initiative like the Renew Australia movement are far more appropriate for this site. 11.
