Built Form and Development Appearance
5. Multiple Dwelling units 701-704, 101-102,105, 201-204, 209 and 501 are to have:
a. accessible by a safe, continuous and step free path of travel from the street entrance
of the property or from a car parking space;
b. has a step-free entrance door with opening width of at least 820 millimetres; and
c. contains a bathroom on the entry level.
6. All air conditioning units or other mechanical equipment must be fully enclosed or screened
such that they are not visible from the street frontages nor adjoining properties.
7. All units where adjoining an external residential allotment are to screen and batten air
conditioning units to assist with noise mitigation.
8. All deck and balcony areas above ground floor must not be enclosed by permanent fixtures
such as shutters, louvres, glass panelling or the like, except where required to satisfy any
privacy condition of this Decision Notice.
9. The approved colour palette of the development is to include an additional deep, stronger
colour tone to highlight individual dwellings and add visual interest to the street and
surrounds.
Building Height
10. The maximum height of the development must not exceed 8 metres above the natural and
finished ground levels.
11. Certification must be submitted to Council from a Licensed Surveyor which certifies that the
buildings do not exceed the maximum height requirement of this Decision Notice.
Performance Bond
12. Security in the form of a cash bond or trading bank guarantee to the sum of $30,000 must
be submitted to Council, to secure performance of all conditions of this approval, prior to pre-
start meeting. The cash bond or trading bank guarantee will be returned on performance of
the conditions of approval less any costs incurred by Council in respect of enforcing
performance of this permit. Council reserves the right to call upon the bond or guaranteed
sum to effect compliance with conditions.
Protection of Privacy
13. Screening devices for the upper terraces of Units 705-706 must be provided as indicated on
the approved plans and where necessary to meet privacy conditions of this Decision Notice.
14. This condition has been intentionally left blank.
15. To ensure privacy is protected between adjoining properties to the north, east and south,
105, 209, 304, 705-706, 501, 603 must:
a. provide screening devices to upper level balconies; and/or
b. have a minimum window sill height or 1.7 metres above floor level; and/or
c. be fitted with translucent glazing; and/or
d. be fitted with fixed external screens.
Street Identification
16. The street address of the development from Eumundi Noosa Road and Headland Drive must
be clearly visible and discernible from the primary frontage of the site by the provision of a
street number and, where appropriate, the building name.
