 Environmental Protection Regulation 2008
 The Department of Environment and Heritage Protection’s Referable Wetlands Mapping indicates
 that the eastern extent of the waterway and the site overland flow paths are located in a High
 Ecological Significance (HES) Wetland, however the site is not mapped within a Wetland
 Protection Area. The HES Wetland corresponds with the remnant Category B Regulated
 Vegetation which will be retained for the proposal and the mapped overland flow paths are
 drainage features within the site (refer to Referable Wetlands Map in Appendix C). As the site
 is not within the Wetland Protection Area, it is understood that referral to SARA will not be required
 for impacts to the drainage features within the site. Further, a significant impact on a HES wetland
 is unlikely to occur as a result of the proposal which will incorporate best practise stormwater
 management.
 State Planning Policy

 A single State Planning Policy 2013 (SPP) came into effect in Queensland in December 2013 and
 was subsequently amended in 2017. The State Planning Policy (SPP) provides local governments
 with guidance on a variety of State Interests and how they are to be dealt with in local planning
 schemes. The SPP mapping for the site indicate that the site is within the following Environmental
 layers:
Biodiversity
       MSES – Wildlife habitat;
       MSES – Regulated vegetation (category B);
       MSES – Regulated vegetation (intersecting a watercourse);
       MSES – High ecological significant wetlands;
  MSES – High ecological value (wetland); and
  MSES – High ecological value (watercourse).
Water Quality
  High ecological value water areas.
Natural Hazards Risk and Resilience
       Flood hazard area - Local Government flood mapping area;
  Flood hazard area – Level 1 Queensland Floodplain assessment overlay; and
