Proposed Youngcare Facility - 32 Viewland
 Subject Project No. 95141.00
              Drive, Noosa Heads

This technical memorandum has been prepared by Douglas Partners Pty Ltd (DP) in response to
Council’s Decision Notice (Ref: MCU20/0128 dated 19 April 2021) and should be read in conjunction
with the previous geotechnical report entitled “Report on Geotechnical Investigation, Proposed
Youngcare Facility, 32 Viewland Drive, Noosa Heads” DP Report 95141.00 dated January 2021.

In summary the subsurface conditions encountered as part of the previous investigation comprised
sand to the termination of the bores at 3.0 m depth. The relative density of the sand was typically very
loose to loose initially, grading medium dense typically within the upper 1 m. No groundwater seepage
was encountered in the bores at the time of investigation.

The site slopes gently from the north-eastern corner at approximately RL 76.5 down at approximately
3o to the south-western corner at approximately RL 72. Inspection of the site by an experienced senior
geotechnical engineer indicates the site to be relatively flat for most parts, with no obvious or
significant scarps, hummocks, visibly disturbed ground or tension cracks which would indicate the
presence of global instability.

Reference to the Noosa Council’s Landslide Hazard Overlay, the site is not identified as being in a
landslide hazard area (refer to Figure 1).

It is understood that the proposed development will comprise a series of one and two storey specialist
disability accommodation dwellings, with associated driveway and carparking. Earthworks to construct
level building pads will consist of cuts up to approximately 1.4 m in height in the north-eastern corner
and filling up to approximately 2.3 m in height in the south-western corner. The cut and fill is to be
retained by engineered designed retaining walls. The stormwater drainage system will also consist of
a shallow swale drain along the eastern and southern site boundary and on-site infiltration.

A qualitative assessment of the likelihood, consequence and risk to the property in its present
condition and the proposed development has been carried out in general accordance with the
methods suggested in the Australian Geomechanics Society (AGS) Guidelines (2007). Based on the
investigation results, provided that works are carried out in accordance with the recommendations in
the geotechnical report there will be a very low risk of slope instability impacting the site or any
adjoining sites.

We trust that this is satisfactory for your current needs. Please contact the undersigned if you have
any questions on this matter.

Yours faithfully
Douglas Partners Pty Ltd
