There is a sewer pit on road reserve, near proposed Lot 32’s frontage and enough fall between proposed Lot 32 and the existing pit to allow for a gravity sewer connection without requiring the creation of an easement in proposed Lot 31. Information Required Provide Unity Water’s approval of the proposed connection as shown on the submitted plans. Issue – Driveway for proposed Lot 31 It is unclear that the existing brick paving driveway on the subject property (proposed to remain for proposed Lot 31’s access) complies with the requirements of council standard drawings RS-049 and RS-050, and AS/NZS 3661.1 – Slip Resistance of Pedestrian Surfaces, namely with regards to grades and the surface type requirements. Information Required Provide additional detail on the access driveway and the manoeuvring area for proposed Lot 31. The detail must be prepared by a suitably qualified person and include but not be limited to: Levels and grades of the access driveway and the manoeuvring areas; A longitudinal section extending from the centreline of the formation in Currawong Crescent to the carparking; Demonstrate that a B99 vehicle will not bottom out or scrape entering/exiting th existing driveway; and Provide test results demonstrating compliance of the existing brick surfacing with the requirements of AS/NZS 3661.1 – Slip Resistance of Pedestrian Surfaces. Provide test results demonstrating compliance of the existing brick surfacing with the requirements of AS/NZS 3361.1 – Slip Resistance of Pedestrian Surfaces. Issue – Stormwater and the lawful point of discharge Given that Currawong Crescent does not have kerb and channel to the frontage of the subject property, it is unclear how stormwater is proposed to be discharged onto the road reserve without being damaged by vehicles parking on the frontage of the subject property. Information Required Provide details of how the stormwater from the proposed lots is to discharge onto the edge of the road formation without: causing scouring; creating a trip hazard; or being damaged by vehicles parking on the subject property’s frontage. due date for response to information request The due date for providing the requested information is <insert 3 months from the date of the request>.
