Inadequate staff parking spaces.
This Material Change of Use claims the venue will be operating with 5-12 staff but only provides 4
staff carparking spaces.
SAFETY:
More than 100 people drowned in dams in Australia in the past ten years, new data released by the
Royal Life Saving Society – Australia found.
The data was drawn from coronial reports and compiled as part of Farm Safe Week to highlight the
risks to people living and working on properties with dams, rivers or other water bodies.
This Material Change of Use is for a venue to be constructed on a rural property alongside a large
dam with a jetty pontoon and conduct events with up to 162 people onsite, the venue will be
operating in the hours of darkness, serving alcohol and playing load music (preventing the cries for
help being heard).
WILDLIFE/ENVIRONMENTAL:
The site has been identified with Matters of State Environmental Significance (MSES) to aid in the
protection of biodiversity, includes Core Koala Habitat Areas.
The impacts of the Material Change of Use including Light, Noise, Air and Water pollution previously
raised pose a significant threat to wildlife and the environment.
The requirement for the development to be designed and operated to maintain and enhance
connectivity between and across ecologically important areas and connecting habitat and support
unimpeded and safe movement of terrestrial and aquatic fauna has not been achieved.
Some of the issues: the development will see the site dissected by a series of roads used frequently
day and night, the site has already been dissected by a newly constructed series of fenced paddocks
with reason and use unspecified, the proximity of the wedding venue to the dam impedes animals
access to drinking water, the jetty pontoon dissects the riparian zone, the location of the internal
road on site leading to the wedding venue presents a risk to wildlife as vehicles will be driving
along/within the boundary of the Core Koala Habitat Area.
NOTE: The Town Planning Report provide by Blackburne Jackson, Biodiversity Overlay shows the
boundary of the dam beyond the riparian zone in the area of the proposed construction site, this
conflicts with the information contained in Noosa Councils Overlay Maps which show the dam with a
significant riparian zone at the same location. Has this construction encroached on the riparian zone.
COMPATIBILITY:
This Material Change of Use does not pass the requirements for compatibility with the existing land
use.
Land uses in the Rural zone are limited to those which are compatible with agriculture and the
protection of environmental and landscape values.
