Appendix B - Geotechnical Investigation Report
1 INTRODUCTION This report presents the results of our geotechnical assessment for the proposed residence at 20 Woongar Street, Boreen Point, QLD. The assessment was commissioned by Nick Cusack by return of a signed ‘Acceptance of Proposal’ form dated 2 March 2023. The commission was on the basis of our proposal (Ref. P58265UR) dated 2 March 2023. The site was inspected by our Principal Associate engineering geologist, in order to assess the stability of the site and the effect on stability as a result of the proposed development. This report presents a summary of our site observations, a review of the subsurface conditions, the results of our geotechnical assessment and geotechnical comments and recommendations with regard to the proposed development. 2 DETAILS OF THE SITE AND THE PROPOSED DEVELOPMENT The site comprises Lot 1 on Plan Number RP112348. The coordinates of the site are approximately Latitude -26.282555 and Longitude 152.993253. A site location plan is presented as Figure 1. We have been provided with the following relevant information: Survey plan (Drawing Number 210809CD, dated 31 August 2021) prepared by Geo Surveying. Architectural drawings (Drawing Numbers CD 01 01, CD 01 02 and CD 02 03 Issue 6 and CD 02 01 and 02 Issue 5, dated 27 February 2023) prepared by Morrison Architecture. A “Soil Test Report” (Ref. 210450(S), dated 15 December 2021) prepared by Australian Soil Investigations (ASI). A “Site and Soil Evaluation” (Ref. 210450(A), dated 14 December 2021) prepared by ASI. Based on a review of the provided information and additional information provided by Morrison Architecture, we understand that the existing shed and car port over the south-eastern portion of the site will remain and a new one and two storey residence will be constructed to the north of the existing shed. The residence will extend over the existing slope and the structure will be supported by steel columns and the suspended floors will be timber framed. An effluent disposal system is proposed over the south-western portion of the site. The proposed finished floor reduced levels (RL’s) of the Lower and Ground Floor Levels will be RL10.4m and RL13.2m, respectively. A limited amount of localised excavation at the southern (upslope) end of the proposed lower level in the order of a maximum of 2.2m will be required to achieve the design surface levels. At a later date, a southern extension including an additional bedroom and new car port is proposed; the bedroom will be provided with a suspended timber floor and the car port will be provide with an on ground concrete slab. Structural loads have not been provided and typical loadings for this type of development have been assumed. 35891URrpt Rev1 1
