Morning Kerri,

 

I had overlooked the height as I saw that the new roof was reducing the overall height by up to 0.69m as the existing round roof sits above the ridge and the new roof starts at ridge height.

 

So given it’s a minor change and the assessment is also minor, I was hoping you would consider a fee equivalent to a ‘minor extensions to units’ in the fee schedule of $1,195 on the following grounds;

 

*	Very limited assessment needed
*	The assessment is around 2 small portions of roof which have little or no impact on surrounding properties and importantly improve street appeal
*	Reduces the overall height of the building not only on plan but to the street
*	The neighbour to the west is not affected as a driveway runs for the full length of this common boundary
*	There is significant vegetation along this boundary within the subject site
*	The neighbour to the north will not see any change at all
*	The new window to the west is 1.7m above the FFL so there is no overlooking
*	It is still an interesting roof form but more contemporary
*	The BC has given approval for the roof change.
