Re: Application MCU16/0066 and OPW16/0133

To whom it may concern,

We strongly oppose the above mentioned application for the following reasons:

+ We and our neighbours live in a peaceful, family-oriented street which is a no-through-road. For
the past year we have patiently endured the roadworksand disruption on Holts Road, which
have been as a result of the highway upgrade . Specifically, the disruptions have been as follows:

1:

There has been increase in traffic up our road which has been brought about by the re-
configured Cooroy exit and many travellers taking a wrong turn or driving up for a look. This
in turn has led to in increase in littering, security concerns and safety concerns for animals
and children.

Despite two 'No Through Road' signs, there have been B-doubles (trucks) reversing up
Ocean View Rd in the middle of the night because they have missed their turn or they are
looking for somewhere to rest, and they have nowhere to turn around. This is incredibly
dangerous.

An increase in traffic in Holts Road has had a huge affect on our day to day life; It's not safe
to walk into town, it's not safe for our children to ride their bikes up and down the road, it's
not safe to walk our dogs.

Being a no-through-road, we have only one way in to our homes, and one way out. (We like
it this way) but if Holts Rd was to become perpetually busier it potentially affects our ease of
access to home and town.

To date, all of these things we mention have been remotely bearable because there is an end to
the roadworks in sight; BUT if the proposed development was to go ahead, we would face this
problem on a much more major scale. A 24-hour service station and drive-through takeaway
restaurant would bring a huge increase in traffic to Holts Road and potentially Ocean View Road,
at all hours of the day and night.

It will have such a immense affect on our day-to-day living insofar as our children not being able to
safely walk the dogs or ride their bikes up the road, and bringing an end to our peaceful and
private existence at the end of the road.

+ We have major concerns about the type of people that a 24-hour establishment such as this
potentially attracts. On our own travels, we have witnessed some fairly undesirable scenarios at
similar establishments.

+ This development offers absolutely no benefit to the township of Cooroy. Travellers will bypass
the township itself instead of spending money at shops and restaurants in town.

+ There are two perfectly adequate fuel stations in town. Why should there be a need for more?

+ The current Cooroy exit is temporary. When the new Cooroy exit is established as part of the
highway upgrade, travellers will not enter Holts Road to get into Cooroy; The final configuration

Page 3

of the Cooroy exit will not be conducive to accessing a 24 hour service station located in Holts
Rd/ Taylor Court.

+ We realise this area is zoned for light industrial usage, however there is VERY big difference
between a business that operates during the day then shuts down at night, and a high-traffic
establishment that is open 24 hours a day, 7 days a week, this close to a rural residential area.

+ When this land was originally zoned for an industrial estate, a fuel station was NOT included as
one of the allowed businesses for this area. | urge you to please consider this.

In conclusion, we are devastated by the proposed development, and the impact it will have on us
and where we live. We hope you will consider the above reasons for opposing the development,
and make your decision accordingly.

Thank you.

Yours faithfully,

fF
