Service Industry uses that will have little impact upon the amenity of the area and are well suited for
      the existing development.

      Engineering Works Codes
The most relevant engineering works code is the Driveways and Carparking Code. Given the
development exists on the land, access is already provided, and provision is made for eight (8) parking
      spaces (Attachment 1).

Under Table 14-51 – Minimum vehicle parking requirements, for Industrial Business Type 2 -
Production, alteration, repackaging & repairing, is:
         • 1 space per 30m², or part thereof, of use area, for areas up to 150m²; and
         • 1 space per 50m², or part thereof, of use area, for areas up to 500m²; and
         • 1 space per 100m², or part thereof, of use area in excess of 500m².

Having regard to the above the proposed development has a use area of 688m² and the total number
of carparks required by the development is about 16 spaces.

In this case the existing development has 8 spaces, which has already been approved by the decision
notice that issued for the building work (Attachment 2). Further, there is sufficient on street parking
fronting the development in the service road should additional parking be required. Any associated
off-street parking will not have an adverse impact upon residents in this locality.

                                                                                                Page 11
