Figure 1 Aerial photo of the subject site with the proposed shed locations superimposed. The
closest house to the sheds is 185 Top Forestry Rd (750m away to the south), marked in orange
between R10 & R11.
3. ASSESSMENT
The subject site is located in the Mary River Catchment locality and is zoned Rural. The
proposed use is a consistent use within the zone. While the use is a consistent use within the
Rural zone, the application is required to follow an impact assessment process and must
demonstrate that the selected site is suitable, and impacts can be appropriately managed.
In October 2015, the applicant responded to a Council request for an Infrastructure Agreement
detailing proposed upgrades to Top Forestry Rd, and a restrictive odour covenant on the
adjoining properties currently owned by the applicant (a copy of the special conditions of the
agreement are included as Attachment 2).
The following assessment summarises the details of the Infrastructure Agreement, together with
additional information received since previous reports on the application. An assessment against
each of Council’s previous request items is then undertaken in section 3.2 of this report.
3.1. Infrastructure Agreement and Additional Information
