The Noosa Plan outlines that habitable outbuildings are within 25m of the Detached House. It is considered the proposed extension location, some 83m from the existing detached house, is too far a distance to be associated with and part of the existing detached house. It should be noted the area is also located within a riparian buffer zone where the footprint of structures should be contained to minimise the total footprint of the development. It is considered that the proposal does not minimise the total footprint. Information Required Please provide updated plans with the extension located closer to the existing detached house. Please note Council would accept the dwelling within a 25m radius of the existing detached house but outside minimum setbacks from the Noosa River. Issue – setbacks Both the secondary dwelling and the extension are proposed within the 40m mean high water spring setback. Information required Setback structures a minimum of 40m from the mean high water spring. Issue -shed No plans of the proposed shed have been provided. Information Required Please provide a set of plans for the shed which includes setbacks, a floor plan and elevations to scale. Note It was noted that during a recent inspection to the site, it appeared that more than 1 household resides on-site. Should the plans be amended to comply with the above request part of any approval will require the existing buildings to be classified under the Building Code as class 10a. due date for response to information request The due date for providing the requested information is 3 May 2020.
