Bushfire Hazard Assessment v1 NCES REF: J000207
Lot 9 on RP131369 – 216 Black Mountain Road, Black Mountain

1 INTRODUCTION

1.1 Background
This Bushfire Hazard Assessment has been prepared for land formally described as Lot 9 on
RP131369, located at 216 Black Mountain Road, Black Mountain (referred to as ‘the site’). The site
is the subject of a Reconfiguration of a Lot development application to be submitted to the Noosa
Council and is mapped as being host to a bushfire intensity area, which triggers the requirement for
assessment against the Natural Hazards Overlays Code of the Noosa Plan 2006.
1.2 Development Proposal
The Reconfiguration of a Lot proposal intends to subdivide the existing allotment into two allotments
with a new building envelope proposed in the southern extent of proposed Lot 2. Proposed Lot 2
will have access provided from the existing driveway from Black Mountain Road.
A Plan of Development has been prepared by Murray and Associates (Drawing No. 61500/A) and
has been presented in Appendix 1.
1.3 Bushfire Hazard Area Mapping
Council’s Bushfire Hazard Area mapping identifies that the site is located within a Medium Potential
Bushfire Intensity area and a Potential Impact Buffer area (refer to Plate 1). The proposed house
site on Lot 2 is captured within a Potential Impact Buffer area.

Plate 1 – Council’s Potential Bushfire Hazard Areas

Since the introduction of Council’s Bushfire Hazard Area mapping, the Queensland Government has
introduced State Planning Policy (SPP) mapping, which supersedes Council’s Bushfire Prone Areas
mapping. Under the SPP mapping, the site is host to a Medium Potential Bushfire Intensity and
Potential Impact Buffer (refer to Plate 2). The proposed building envelope on Lot 2 is located in both
the Medium Potential Bushfire Intensity area and the Potential Impact Buffer area.
