6. Estimated Future Transport Demands
6.1 Estimated Development Traffic Generation - Guidance
The Department of Main Roads ‘Road Planning and Design Manual’ recommends using specific
generation rates, for planning purposes, for different development types. Application of these
rates to the proposed development results in the estimate of development traffic generation
shown in Table 6.1. It is noted that the traffic generation rates for the multiple unit dwellings and
office are from DTMR guidance in the RPDM. The liquor store / tavern generation rates are an
average from research undertaken on behalf of DTMR in 2009 over 12 sites. The shopping centre
rates are from the New South Wales Roads and Traffic Authority.

6.2 Estimated Development Traffic Distribution
The current distribution of existing traffic will generally inform distribution of the expansion. The
key change will be the new link road (Pinaroo Way) which will impact traffic distributions
throughout the Noosa Junction area. TTM have been advised that the applicant will provide the
majority of Pinaroo Way from Lanyana Way, with the remaining section outside the property
boundary provided by others (i.e. Council).
TTM have estimated that 50% of vehicles turning right on Lanyana Way to Cooyar Street and
travelling along Arcadia Street will utilise Pinaroo Way. To provide a conservative assessment of
all intersections the traffic diverted to Pinaroo Way has not been removed from the other
intersections.
Of development generated traffic, 50% is predicted to use Pinaroo Way, 10% would use Arcadia
Street and the remaining 40% would use Cooyar Street (60% north and 40% south). Development
traffic using Pinaroo Way is estimated with 30% to / from the southwest via Noosa Drive, 5% to /
from Coral Tree Avenue with the remaining 15% to / from the northwest via Noosa Drive.
