Please accept this notice, a formal objection to the above MCU application. The following forms the basis of my
objection:
Peregian Beach has both a gazetted commercial hub at the Northern end of Peregian Beach on David Low Way with
significant parking allowance for these premises, along with various commercial opportunities within the village precinct
itself. There are currently available leases in these locations and have been over the past 12/18 months, at the time
when the applicant opened at above site, without appropriate Planning approval.
t
Therefore I do not want to see a commercial element brought into this area of Peregian Beach and strongly oppose this
MCU and list below some, but not all, important reasons to oppose;
4
Town Plan - Change of Use: There is good reason why this location does NOT have a commercial town plan approval
(some outlined below). Peregian Beach is unique with single laned traffic flow in and out of the town village. Council
Town Plan should never be determined or pressured by individuals with agenda’s. Town Plan should always remain
focussed on the integrity of prudent and smart town planning decisions. This application, if approved, will set a
precedent and add pressure in an area that poses significant parking limitations and vehicle/cyclist and pedestrian risks
onto what has become a very busy road.
Potential Dangerous Traffic Hazard/Parking: David Low Way has become a very busy access into Peregian Beach.
The very nature of nose in parking at this proposed application site and the need to reverse out directly onto this busy
single laned road is dangerous at any time. To increase the pressure on this parking area, will pose serious issues to
traffic flow, and more seriously, to cyclists. Drivers reversing from this site, do not have a clear view to on-coming traffic,
especially cyclists.
Visitors are also required to walk around the rear of their vehicle to access the entry which again poses a major safety
concern for pedestrians entering the p'cmises.
I ank of gazetted parking for 3 Individual Lots located at 2197 David Low Way. Peregian Beach
Applicant states:
4
“Car parking is no issue as we have 3 staff car parking spaces in the back and most of the time I walk to my
workplace. Client car parking is no concern as there is ample of dedicated car parking at the front”.
I believe that even when the applicant lived within walking distance to the site, they rarely, if ever walked to work,
therefore it is very misleading to claim that they will walk approximately 13 kms from their current residence.
I also understand, neither the applicant nor the applicants partner, who I believe, operates the nursery, park their vehicles
in the staff car parking area, (they could not do this as it is always used by the nursery as a storage/work space) Their I
vehicles are always out on the side street or in the public car park area as witnessed daily.
The site is made up of 3 Lots. The Applicant is only occupying 1 of 3 Lots namely Lot 625. There are only 10 car spaces
for all 3 Lots, therefore the Applicants only have fair and rightfull access to 3.3 car spaces. One could argue that it would
4
add further pressure and pose serious parking issues to this already precarious parking arrangement, by adding
Commercial premises along with a Cvfe, yet the Applicant has made an assumption that all 10 spaces provide for them,
‘ample parking’. This in reality, is clearly not the case. A lack of parking and vehicle congestion in this area WILL create
a dangerous condition and congestion affecting traffic flow of a busy road.
Misleading Statements:
Applicant states....."By converting part of the existing business into my Real-estate office there is no additional foot traffic
as these days most people do not visit an office anymore, it just merely provides me with a beautiful workspace within
the gardens.”
Applicant claims there will be no visitation to the Real Estate Office and that applicant walks to work Reading those
statements, the applicant would have us believe they will be operating a Real Estate Business with no office required for
client visitation and no need for ready access for a vehicle. I find these claims extraordinary and therefore ask Council to
give careful consideration when assessing this application.
