Attachment 3—Reasons for referral agency response
(Given under section 56(7) of the Planning Act 2016)
The reasons for the SARA’s decision are:
The application is for a development permit for a material change of use a shopping centre
(extension to existing – food and drink outlets and shop).
The development is located at 28 Eenie Creek Road, Noosaville, also known as Lot 1 on SP322201,
and has frontage to Eenie Creek Road.
The proposed development seeks to increase the existing shopping centre by an additional 6,500m2
gross floor area for retail uses which exceeds the thresholds outlined in Schedule 20 (Item 9, Column
3) of the Planning Regulation 2017.
SARA has assessed the development application against the State Development Assessment
Provisions (SDAP), version 3.0, specifically, State code 6: Protection of State transport networks.
SARA finds that the development can comply with State code 6, subject to conditions to:
o ensure pedestrian access within the development meets the applicable standards.
o ensure wayfinding signage is provided for public passenger transport and meets current
standards.
Material used in the assessment of the application:
