I am writing to express my concern at the potential impact of this application on the surrounding
residents. We already know from the experience within our own complex that trying to mix short term
accommodation in with the long term residents in a multi dwelling property has a number of problems.

The short term people are generally looking for a resort type life style which isn't compatible with the
needs of the other occupants. They generally are not aware, and probably don't care, about Body
Corporate rules so things like having washing hanging from balconies, inappropriate noise and
irresponsible parking are commonly experienced. When the property is large enough to accommodate a
large number of people then the issues become much more difficult.

The property involved in the application has three bedrooms. This makes it a good candidate to become
a party house for at least some short term rentals. The property is smack in the middle of a precinct of
medium density housing. There are properties on all four sides which accommodate a large number of
residents. As a result any noise issues will have an impact on a significant number of residents.

There are also potential parking issues. There is limited parking on the property and also very limited on
street parking. The on street parking is heavily used already, particularly during high tourist seasons and
even more so when events are staged along Gympie Terrace.

There is one further concern about this property. In the two years since the development of the new
dwellings our body corporate has made multiple attempts to contact both the owners and the body
corporate of 113 over several issues. All attempts have been completely ignored. I am very worried that
any issues concerned with STAs will be treated in the same way.
