Re: Proposed driveway for proposed secondary dwelling
At: 18A Akuna Lane, Cooran, QLD 4569
With reference to the abovementioned property we have carried out a site inspection and
assessment of the line of sight for the proposed driveway crossover on Tablelands Road.
The driveway will provide access from Tablelands Road via the eastern frontage of the
property to a secondary dwelling proposed upon the site. . The driveway crossover
will be constructed in accordance with the Noosa Council Standard Drawing RS-056
for rural driveways. Survey information for the property was not available, however
during the site visit visual examination of the location of the proposed driveway found
the site to be a suitable location for rural residential access.
During the site visit undertaken Friday 18 February, the lines of sight available for the access
were investigated and desktop analysis based on the observed sight lines carried out using
Noosa councils interactive maps. The available line of sight to the north and south of the
proposed access point provided show the distance available (clear of trees and
obstructions), with the following figures (Figure 1 to Figure 4) demonstrating the line of
sight observed from these locations.

The line of sight assessment has been carried out based on the observed conditions and
desktop analysis using Council Intramaps. Sight distances for the proposed driveway, as
demonstrated in Figure 5 to Figure 6 below, are assessed as follows:
- Proposed Tablelands Road driveway
o Sight distance south – 134m
o Sight distance north – 139m

Figure 6- Proposed driveway aerial north (A-C) – 139m
The subject section of Tablelands Road is a sealed rural local road, with a posted speed
limit of 60km/h with the road becoming unsealed approximately 30m north of the
proposed crossover. Based on the local conditions, the posted 60km/hr speed limit is
considered appropriate to assess the line of sight available at the proposed driveway
location. Standard drawing RS-056 provides stopping sight distances for a 60km/h speed
limit of 123m to comply. Assessed against this criteria, the location of the proposed
residential driveway is able to demonstrate a compliant sight distance to the North and
South with over 130m of sight distance available as outlined above.
An assessment of the upstream catchment draining into the existing table drain was
carried out from contour mapping, with a conservative estimate of the area being
captured shown in . This area was measured as 3,707m2 using Noosa Council’s
Intramaps.

The most recent traffic count data from Noosa Council for Tablelands Road at a
location 150m south of Falls Creek Road (28/04/2004) indicate an Average Daily
Traffic (ADT) of 143 vehicles. Despite the age of the data, it is considered likely that
the current ADT would remain below 2,000 vehicles per day.
In accordance with RS-056, a rural driveway with an approximate upstream catchment
area of .37ha and less than 2000 vehicles per day will require a 375 dia pipe for the
crossover.
Figure 7- Table drain catchment area
This assessment has found that the proposed driveway (as outlined and demonstrated
in this report), is able to achieve an acceptable sight distance, permit the flow of run-
off to be carried within the table drains and is generally in accordance with the
standard drawing. Should the driveways be constructed and maintained in
accordance with the submitted plans, the driveway can be considered safe for its
intended use.
Yours faithfully,
