Ecological and Bushfire Assessment Report
Lot 71 on MCH 2854, Castaways Beach
6 Conclusion
Kenlynn Pty Ltd proposes the subdivision of urban land comprised of Lot 71 on MCH 2854 (the Site) situated
at 2 David Low Way, Castaways Beach to establish a total of six residential lots.
The Site has a history of use for residential purposes with two dwellings currently located on the Site. The
Site’s vegetation has also had an extensive history of disturbance associated with the existing residential
development of the Site and is currently characterised by a mixture of landscaped gardens and areas of native
vegetation subject to a high level of weed infestation.
It is proposed that approximately 38% of the 0.97 hectare Site will be the subject of environmental covenants
requiring the retention of existing native vegetation, the active management of existing weed infestations and
rehabilitation of any areas disturbed during the construction phase of development.
The proposed plan of development for the Site will not have a significant impact on any matters of local, state
or national environmental significance.
The proposed plan of development of the Site will result in the construction of four (4) additional residential
dwellings on the Site which is located to the east of areas of land on the opposite side of David Low Way, that
are classified as bushfire prone vegetation on the Noosa Plan Natural Hazards (Bushfire) Overlay mapping.
The level of risk of harm that future residents and their properties would be exposed to is:
> relatively low;
> no greater than that to which existing dwellings area exposed and less than that to which may existing
residents to the west of David Low Way are exposed;
> would be further mitigated by:
the presence of David Low Way, which would act as an effective fire break for any fire approaching
the Site from the west;
provision of a reticulated water supply which would be available for fire suppression purposes if
required; and
provision of a formed access to each of the residential lots that has been designed to cater for the
movement requirements of Queensland Fire and Emergency Service (QFES) appliances if required.
The proposed plan of development for the Site is consistent with the relevant biodiversity management and
bushfire risk management outcomes sought by applicable commonwealth, state and local planning
regulations.
