Please refer to the below attachments in response to the information request received on 29th August 2018 regarding our application - MCU18/0114.

Regarding the following issues:

Issue
The proposal is to reuse the existing buildings and carparking areas. It is noted on Council’s mapping system that in order to access the space in front of the building on the southern side and the rear carparking area vehicles are required to access through the adjoining property. No access easements are evident on the mapping system.
Please refer to the amended plans "Pegasus Drawings" as response to the above issue - we intend on demolishing the northern aspect of the building which was built by the previous tenant in order to have a safe driveway access to our rear car parking.  No easement will be required and we will not be applying over both 33 and 33a lots, an amended DA form is attached to reflect this.

Issue
The submitted material does not indicate the duration of each class/classes and overlap or breaks between each class/classes.
Please refer to the attachment "operating hours" which outline class times, duration and no overlap.

Issue
The site is situated within 100 metres of residential properties and the proposal includes class times which commence as early as 5.15am. Amplified noise/music associated with the use may be audible to the nearby residential properties.
Please refer to the attachment "Acoustics information" which outlines details of our sound system, no other amplified noise is present in the facility, doors are kept closed.

Landscaping

Please refer to the amended plans which outline the intended landscaping.

As there is now a reduction in useable floor space as we will be demolishing 89m2, will council be issuing a refund for lost use area?
