2. Parking - No carparking able to be provided on site. It is at Councils discretion to
determine whether it will accept contributions in lieu of the provision of carparking on
site. An infrastructure Agreement would need to be entered into with Council prior to
Council approving any development application.
Carparking is based on Gross Floor area which is defined as:
gross floor area for a building, means the total floor area of all storeys of the building,
measured from the outside of the external walls and the centre of any common walls
of the building, other than areas used for—
a) building services, plant or equipment; or
b) access between levels; or
c) a ground floor public lobby; or
d) a mall; or
e) parking, loading or manoeuvring vehicles; or
f) unenclosed private balconies, whether roofed or not.
Carparking rates are $13,378.00 per space for Peregian Beach
3. Council has a Policy relating to contributions in lieu of the provision of onsite carparking
(attached) which outlines when circumstances when Council will accept a monetary
contribution. The proposed use of the site for a Dwelling unit as part of the development
is NOT considered to meet the requirements of Councils policy as it is likely that a
dwelling unit would generate the need for a physical carparking space.
4. Dwelling unit – Code assessable use. Caretakers Accommodation, Dwelling Unit and
Rural Accommodation Code (AO4.6) details that GFA not to exceed 90m2.
5. Height – 8 metres maximum
6. Gross Floor Area - 1.4:1
7. Setbacks – 2 metres to the first floor from the boundary with the village green. Discussion
about a reduced/ tapered setback along the eastern boundary. Concerns raised about
the impacts of encroachment on the corner of the building and impacts on the green and
pathway. Some concerns about enclosing the corner.
8. Design of building – The Noosa Plan 2020 includes design requirements relating to:
8.1. horizontal and vertical articulation
8.2. 15m length of wall
8.3. Balconies
8.4. Active street frontages
8.5. Key pedestrian link
8.6. Lightweight material/ subtropical texture/ architecture will be important.
Design of new storey will be important. Refer to MCU11/0266.03 for an example of a
development that was considered not to be characteristic of the area.
9. Stormwater – will need to be considered.
10. Landscape plan not required as part of MCU.
