NOOSA SHORT STAY ACCOMMODATION ECONOMIC & SOCIAL ASSESSMENT
2. MARKET ANALYSIS
2.1 VISITOR DATA
2.1.1 Visitor Nights
Both domestic and international visitor nights in Noosa generally trended upwards from 2012 to early 2020, with
the 2019 calendar year experiencing a record number of visitor nights in Noosa at over 5.3 million. However,
international border closures and domestic lockdowns associated with COVID-19 commenced in mid-March 2020
which had an immediate and significant impact on visitor numbers in the June quarter 2020 where only around
200,000 domestic visitor nights were recorded (there were no international visitors due to closed international
borders).
The September and December quarters of 2020 saw domestic visitor nights return to levels approximately 70% of
pre-COVID-19 domestic visitor nights and by 2021 domestic visitor levels were approximately on par with those
from 2019 (bar the September quarter 2021 which was impacted by domestic border restrictions). Recovery in
visitation has continued in 2022 as international borders reopened and the March quarter 2022 delivered a record
high quarter for both domestic visitor nights and total visitor nights.

The remainder of this section examines domestic and international visitor nights in aggregate (hereafter referred
to as total visitor nights). For additional data/ graphs of visitor nights for domestic and international visitors
separately, refer to Appendix A.
It should be noted that visitor nights stayed in paid accommodation examine in this section is not equivalent to
nights occupied in the accommodation supply data presented in section 0, as more than one person can stay in
booked accommodation. It is, however, a good indicator of likely trends in demand for paid accommodation.
A comparison of total visitor nights by quarter for Noosa against South East Queensland (SEQ) (Figure 2.2) shows
quarterly change in visitor nights in Noosa generally tracked with the broader SEQ market prior to 2020. However,
Noosa recovered to pre-COVID visitor levels more rapidly than SEQ.
The highest quarterly visitor nights in SEQ since the March quarter 2020 has been 18.1 million visitor nights (June
quarter 2022), below the June quarter 2019 level of 20.9 million visitor nights. Meanwhile, Noosa recorded 1.5
million visitor nights in the March quarter 2022, the highest on record.
