Further Advice Assessment Manager MCU24 0084 [as published]

It is noted that initial advice received by Council from MWA Environmental has recommended
that, should an approval be issued, a noise barrier element should be conditioned to that part
of the access road (which is in proximity to the eastern residence) to achieve compliance with
evening noise limits of 39 dB(A) Leq. Additionally, given the subject site is within a quiet rural
area, it has been recommended that a condition requiring all functions to cease by 10:00pm
and all guests and staff to depart by 10.30pm be included in any approval, should one be
issued.
Advice Required
1.    Provide an amended Acoustic Report including:
      1.1. demonstrating how compliance with the evening noise criteria of 39 dB(A) can be
           achieved at the nearest residence to the west (642 Louis Bazzo Drive eastern
           residence) where the noise predictions for vehicles is 40 dB(A) Leq. It is noted
           that a noise barrier element or realignment of the driveaway away from the
           residence may be required.
      1.2. as operations, including vehicles on the access road, are proposed to occur post
           10:00pm, provide revised assessment against noise criteria that are not higher
           than the evening period, with consideration of necessary noise mitigation
           measures.
      1.3. provide LAMax predictions for the post 10:00pm period to compare to relevant
           sleep disturbance criteria.
