GENERAL COMMITTEE MEETING AGENDA 16 JANUARY 2017
Figure 2 – Overall Staging Plan (Stages 5 & 6 no longer forming part of the development proposal)
It is important to note that the application made is over the whole of the land bounded by Memorial
Avenue, Doonella Street, Pelican Street and Poinciana Avenue.
The existing access to the RSL is to be maintained off Memorial Avenue with a new access and
egress being provided off Doonella Street, for the new basement carparking area. Another access
is proposed off Pelican Street, which provides access to additional parking located above the
basement area at the first floor level. This access is also to be used for service vehicles for the
back of house and for additional storage, within a separate building.
Some landscaping is to be provided to the road frontages, however this is restricted by reduced
building setbacks, to both Pelican and Doonella Streets. There is no ability to provide landscaping
within the footprint of the RSL development.
The applicant has advised that the development will maintain the existing operating hours and
function as per the existing RSL use. The applicant has advised that …overall the proposed
development will add to the existing amenity of Tewantin. It will provide more services and add to
the economic and employment opportunity with the area. It is considered the development will
reflect the overall nature of the site.
In summary, the scale of the proposed extensions for Stage 4, having regard to the subject land
as a whole, is provided in the table below.
