The total gross floor area for the proposal is 1700m² which includes:
 1582m² (including 2 mezzanine floors) for the industrial business
 118m² tasting room, kitchen and associated food preparation areas
The applicant seeks the following operating hours:
 24 hours, 7 days per week for brewing and bottling
 10am to 12 midnight for the tasting room
It is proposed that at full production a total of 10 staff will be employed and on site (potentially) with
operations producing up to 10 million litres of alcoholic beverage per annum.
The applicant proposes 26 car spaces and 2 motor cycle spaces which are located to the front of
the building and along the northern boundary. The stormwater management and treatment system
is incorporated throughout the site and the existing swale to the frontage addresses run off from
the existing driveway.
The application is before Council as the Entertainment and Dining Business Type 1 food and
beverage use (tasting room and kitchen) is an inconsistent use in Precinct E4 of the Shire Business
Centre zone.

for stormwater.
2.2. Surrounding Land Uses
To the west are industrial uses within the Industry Zone. To the south are further industrial uses
located in Precinct E3 of Shire Business Centre Zone. To the south east and approximately 170m
along Hofmann Drive are 30 recently completed residential units. To the east directly across Rene
Street, an environmental reserve and to the northeast is Noosa Civic. To the north is vacant land
within the Shire Business Centre zone. Directly adjoining to the south is a food distribution
warehouse. A locality map and aerial photograph of the site is shown in Figure 3 below.
