2.3.1 Vegetation Hazard Class 8.1 – Wet Eucalypt tall open forest
Vegetation Hazard Class 8.1 (VHC 8.1) exhibits an average canopy height of approximately 40-50m
with projective foliage canopy cover (PFCC) of 40-50%. The canopy is dominated by Eucalyptus
grandis (flooded gum), Corymbia intermedia (pink bloodwood), Lophostemon confertus (brush box)
in addition to Eucalyptus microcorys (tallowwood) and Syncarpia glomulifera (turpentine).
The mid-storey generally contains a dense association of rainforest species such as Cryptocarya
glaucescens (jackwood), Pilidiostigma rhytispermum (small-leaved plum myrtle) and Livistona
australis (cabbage palm). The understorey is colonised by a mosaic of native fern, grass and sedge
species, including Ottochloa gracillima (graceful grass), Calochlaena dubia (soft bracken) and
Gahnia aspera (saw sedge).
VHC 8.1 is akin to ‘of concern’ Regional Ecosystem (RE) 12.9-10.1, which is described as Tall Open
Forest with Eucalyptus resinifera, E. grandis, E. robusta, Corymbia intermedia on sedimentary rocks.
VHC 8.1 is attributed a potential total fuel load of 35 t/ha (Leonard et al., 2017) and is assigned a
High Potential Bushfire Intensity class on flat ground (QFES 2019). Plate 5 depicts typical conditions
within VHC 8.1.
It is noted that there are areas within the bushland area to the west of Lots 8 and 9 that have been
subject to selective clearing through farm forestry. However, despite this mature fuel loads have
been assumed to be consistent throughout the vegetation community as required by the SPP.

2.3.2 Vegetation Hazard Class 40.4 – Low to moderate tree cover in built up areas
Vegetation Hazard Class 40.4 (VHC 40.4) comprises areas of regularly maintained lawns, gardens
and pastural areas, interspersed with mature trees typical of larger rural-residential style allotments
surrounding the site. VHC 40.4 is attributed a potential fuel load of 5 t/ha (Leonard et al., 2017) and
is assigned a Low Potential Bushfire Intensity class (QFES 2019). It is noted VHC 40.4 is present
fronting Tinbeerwah Road to the east and within the existing cleared allotment to the west, fronting
Coveys Road. Plate 6 depicts typical conditions within VHC 40.4.
