The report was requested to determine the suitability of a proposed reconfiguration of lot development application which has been submitted to Noosa Council. 1.2 Development Proposal The applicant has lodged a boundary realignment reconfiguration of a lot development application (four into four lots) to Noosa Council (RAL19/0037). The proposal seeks to realign the existing boundary configuration to enable more suitable building sites within each of the allotments, which are currently constrained by access issues and significant ecological values. In addition, the available building areas within the existing allotment configuration are constrained by significant bushfire hazard and fire management issues. The proposed boundary realignment seeks to provide suitable building sites which reduce the risk of bushfire impacts to future dwellings and occupants. The proposed boundary realignment has been provided as Appendix 1. 1.3 The Noosa Shire Council Planning Scheme (The Noosa Plan 2006) 2014 Bushfire Hazard Overlay Map The Noosa Plan 2006 Bushfire Overlay Map (Natural Hazards) depicts the following bushfire prone areas across the site (refer to Plate 1): • Very High Potential Bushfire Intensity; • High Potential Bushfire Intensity Area; and • Potential Impact Buffer. Proposed building envelopes are located within the areas mapped as ‘High Potential Bushfire Intensity Area’ and ‘Potential Impact Buffer’. © 2022 3
