3.4 Building Height
The proposed Transport Depot results in a total building height of approximately 7.95m, which is compatible with
the surrounding built form and industrial character of the immediate area. The proposed height aligns with the
industry standard for industrial warehouses used and accommodates the functional requirements of the transport
depot’s workshop and wash bay.


3.5 Setbacks
The development proposes a front setback that varies from 18.002m to 20.596m along the primary frontage of
the building. The front setback is consistent with the adjoining sites and compatible with the surrounding
industrial uses. The development proposes compliant side setbacks of 8.875m from the northern boundary,
5.068m from the eastern boundary, and 6m from the southern boundary. The development contributes to an
attractive streetscape environment with landscaping and shade trees across the full frontage of the site, shading
the car parking area and softening the overall bulk and scale of the built form.
