Dear Sir
Re: OPW22/0063 ~ Lot 564 RP 48112, 34 Ross Crescent, Sunshine Beach
We have reviewed Noosa Council’s request for information dated 29 March 2022 and provide our response to the
Engineering related items.
Issue
The submitted plans are stamped “Preliminary” and lack sufficient detail to fully assess the
application. The plans:
i. do not include sufficient finished levels for the driveway
ii. include significant cut within the road reserve but do not indicate the vertical
clearances to the buried services or the extent of earthworks to smoothly
transition to the adjoining verge areas
iii. the longitudinal section does not extend to the centreline of the road formation
and does not appear to include the kerb layback section or a pathway section
iv. include a drain grate that appears to be at the highpoint in the driveway
v. does not include drainage at the entry to the garaging to cater for runoff from the
downslope of the driveway
Response
The submitted plans were preliminary only and issued to Council in error. Please refer SCG Drawing no. 31015-
C2.1.RevA noted “For Council Approval”, which includes further details to address the above-mentioned
concerns. The proposal includes a strengthened driveway to bridge across the existing services to avoid applying
any additional surcharge.
The existing road reserve crossfall is approximately 1:4.5 (22%). A footpath with 1:40 (2.5%) crossfall cannot be
constructed in the limited space without the need for constructing retaining walls within the road reserve and the
lowering of services. We are requesting Council Approval removes the need for a new footpath across the frontage
of the site.
