2. Provide amended plans that comply with the maximum 0.4:1 plot ratio for the
Medium Density Residential zone and amend calculations accordingly.
Updated plans are provided with the reduction in Gross Floor Area across both units below
the 0.4:1 limit. It is also pointed out that the store room within the garage as for the storage
of electric motor scooter vehicles and bikes – in this regard should not be considered part
of the GFA calculation.
3. Provide amended plans where the Safari Street elevation addresses the street
and provides for a mix of vertical/horizontal elements and/or limits the façade
which is currently on one plane.
The façade to Safari St has been updated to provide for variation of materials and
elements. The use of both vertical battens, window locations and horizontal battening
present a variation to this streetscape that references the original fibro spacing and
weatherboard character synonymous to the area. The varied roof plane also breaks up
the buildings and provides for traditional roof forms.

4. Provide a Stormwater Management Plan that demonstrates how the increase
in hardstand will be managed to ensure rainwater will be controlled and
released without creating any adverse effects within the subject site and
neighbouring properties. The plan must be prepared by a suitably qualified
person (RPEQ – Registered Professional Engineer of Queensland).
Recor provides an updated catchment layout plan and stormwater management plan. The
plan includes stormwater inlet pits and connection to the existing stormwater network
along Safari St.

5. Provide additional detail on the access driveways. The detail must be prepared
by a suitably qualified person (RPEQ – Registered Professional Engineer of
Queensland) and include, but not be limited to:
a. a design generally in accordance with RS-049, RS-050 and any associated
addendum;
b. levels and grades of the access driveways;
c. dimensions of the driveways;
d. a longitudinal section extending from the centre of the formation in Safari
Street to Unit 1 Garage Pad;
e. a longitudinal section extending from the centre of the formation in
Delorme Street to Unit 2 Garage Pad; and
f. demonstrate that a B99 vehicle will not bottom out or scape while
entering/exiting each of the driveways.
6. Provide additional detail demonstrating that the proposed driveway crossover
in Delorme Street exceeds the minimum distance of 6 metres as described in
Noosa Council standard drawing RS-049. The additional detail must be
prepared by a suitably qualified person (RPEQ – Registered Professional
Engineer of Queensland).
7. Provide an amended plan that demonstrates how trip hazards will be
eliminated within the road reserve due to the construction of the proposed
driveway crossovers. Please note that Council is unlikely to support private
retaining structures within the road reserve. The amended plan must be
prepared by a suitably qualified person (RPEQ – Registered Professional
Engineer of Queensland) and include, but not be limited to:
a. the full extent of the transition to the adjoining areas of verge.
A longitudinal section is provided by Recor of the driveways demonstrating a B99 vehicle
will not bottom out or scrape while entering/exiting each of the driveways and is more than
6m from the tangent point. The driveways are to match in with the existing grades and the
bulk earthworks plan does not propose any retaining structures within the road reserve.

8. Provide additional detail demonstrating which trees are to remain and which
are to be removed. Any existing street trees in the road reserve that may be
affected by the proposed works will require an assessment by a qualified
arborist to ensure their health will not be adversely affected. If any are
impacted or need to be removed, identify what they will be replaced with.
All the existing mature native trees (Bribie Island Pines and Bloodwoods) on the corner of
the site are to be retained as per the site plan.
9. Provide written advice from a Cadastral Surveyor that clearly indicates if the
proposed common property over the dividing wall is in accordance of the Land
Tile Act and would be suitable for registration upon the completion of the
development.
David Lau from Noosa Cooloola Land Surveys (NCLS) confirms that a community title
subdivision format is suitable for registration. The standard format plan will include the
common wall on common property and the rest of the original parcel subdivided into the 2
lots as per the lodged application plan. There would be no need for exclusive use allocation
of common property with this model.
Statutory easements will exist for access and services for all community titles schemes
hence the need for the services location diagram with the final Plan Sealing application
after the building is constructed. NCLS will prepare the survey plan, services plans
showing the location of proposed reticulated water, sanitary drainage, rainwater drainage,
electricity and communications after the as-constructed details from the installers are
provided.
