      LANDSCAPE DESIGN INTENT

     GENERAL
     The design intent is to provide a coherent, functional, attractive and contextually
     appropriate landscape scheme that enhances the amenity and distinct vegetated
     character of Noosa Shire as well as creating outdoor spaces conducive for residence
     and their guests to enjoy & utilize. Located within an Woodland/ Open Forest area the
     design seeks to be reflective of this vegetative character.

     The design incorporates the following strategies and elements:

     • Plant selection in principle in both broad scale planting and conventional amenity
     planting areas is based on site suitability (hardiness, drought tolerance, longevity).
     Shrubs in particular are selected on the basis of their hardiness, longevity and capability
     in terms of retaining vigour following periodic pruning in order to maintain shape and
     managed size.
     • Landscape design as a general principle is directed towards maximising the
     integration of the built form with the site and the site with the immediate locale.
     • Planting layouts and arrangements (amenity planting areas) are designed in order

     to maximise both visual amenity and visual coherence. Plant layering has been utilised

     in order to produce simple an easily maintained layout whilst maximising visibility and

     maintaining sight lines. Planting arrangements are designed to reinforce elements of
     infrastructure and the built form vis-a-vis articulating entry points and circulation.
     • Incorporates WSUD design principles.


     SITE SPECIFIC LANDSCAPE OUTCOMES
     BUFFER PLANTINGS
     • Incorporates appropriate visual screening and buffer plantings in order to maximise
     amenity for neighbouring residents and road traffic. The buffer planting the East of the
     site will utilize the retention of the existing vegetation that lies within the buffer to form
     the backbone of the screening. To the North & South of the site informal plantings of
     native trees underplanted with shrubs & groundcovers will form the buffer. Along the
     street frontage to the West a 6 meter wide buffer consisting of forest tree planting,
     clumps of palms & feature trees located at entry points will screen the development from
     the roadway.
     • Incorporates native and locally endemic species appropriate to the Noosa Region
     mainly selected from Noosa’s Preferred Plant Species List of Woodland/ Open Forest
     Area & Closed Forest/ Rainforest Areas.

     AMENITY PLANTINGS
     • Planting within the site primarily incorporates contextually appropriate species for
     amenity and ornamental planting arrangements.
     • Planting bed areas will be mass planted and mulched in order to minimise irrigation
     requirements, ensure rapid establishment and ease of maintenance.
     • A comprehensive pattern of amenity shade trees is included in order to provide
     shade for car parking areas and to reduce heat island effects and glare from hard
     paved surfaces
     • Iconic plantings are included at key points for visual emphasis
     • “Fingers” of vegetation have been planted through and around the buildings to
     reduce the bulk and scale of the building form.

     COMMUNAL OPEN SPACES
     A series os inviting spaces have been created to entice residence to utilize their external
     environment.
     These spaces include:
     • Large open lawn areas for free play.
