       Lot 3 and Lot 7 to the east and Lot 21 on SP 246584 to the west are now part of approved development and will not be
       considered as part of this assessment. Lot 5 SP222982 to the south of Hoffman Drive will also impact the proposal on Lots 17,
       18, 19 on SP246584. Covenant J within proposed Lot 1 is a linear discrete area of vegetation, approximately 1 hectare in
       extent, that will be maintained as a managed swale area. The area will be bisected by a proposed pedestrian connector to
       Noosa Civic as part of the future development.


       The original vegetation type was Regional Ecosystem (RE) 12.9 - 10.1 Tall open forest often with Eucalyptus resinifera, E.
       grandis, E. robusta, Corymbia intermedia on sedimentary rocks. As a result of past management and urban development the
       vegetation type is now classed as non - remnant. Patches less than 3 ha are less likely to develop into a fully developed fire
       front due to the size and distance required for a significant fire front of high intensity. The development of Hoffman Drive will
       further reduce any possible involvement of the swale area in a fire event.


       Lot 5 on SP222982, south of Hoffman Drive, is an area of non - remnant vegetation as a result of past disturbance. The
       original vegetation is described as Regional Ecosystem (RE) 12.3.5 Melaleuca quinquenervia open forest on coastal alluvium.
       The area has been assessed as RE 12.3.5 Melaleuca open forests on seasonally inundated lowland coastal swamps. The
       establishment of a commercial complex on OSP 285856 further mitigates a direct impact on the proposed development on Lots
       17, 18, 19 on SP246584. To the southeast Lots 4 to 15 will further mitigate impacts from that exposure. A fireline access with
       designated hydrants for fire fighting purposes has been planned at the southern boundary (Figure 10).
