Bushfire Management Plan
Lot 71 on MCH 2854, Castaways Beach
4 Bushfire Hazard and Risk Assessment
Pursuant to the on-line Noosa Plan Natural Hazards (Bushfire) Overlay mapping extract presented in Table 4-
1:
> the north-western sector of the Site is classified as being within the 100m wide Potential Impact
Buffer to areas of vegetated land to the north-west of the Site and west of David Low Way that have
been assessed as having Medium – Very High potential bushfire intensities; and
> the narrow band of sparsely vegetated coastal dune vegetation to the north, east and south of the
Site is not classified as a Bushfire Hazard (Medium to Very High Potential Bushfire Intensity) Area2.
Table 4-1 Noosa Plan Natural Hazards (Bushfire) Overlay Map for the Site locality
Legend
Assessment of the potential risks of harm to the two existing, and proposed future dwellings, on the Site due
to bushfire it is necessary to consider:
> the position of those dwellings relative to designated bushfire hazard areas;
> the conditions under which a medium to high intensity fire is likely to occur within the Site locality
and how those conditions may affect the movement of the bushfire through the landscape and the
associated potentials for Site dwellings to be exposed to direct (e.g. fire front and associated flame
and high radiant heat) or indirect (e.g. ember attack) forms of bushfire attack; and
> the fire suppression and asset protection infrastructure and assets within the Site locality that would
be available for use in response to a bushfire incident.
In respect of the most likely nature of, and responses to, bushfires in the Site locality that could potentially
threaten the Site the following points are noted.
a) The major area of bushfire prone vegetation in the Site locality, and within which a high intensity
bushfire is most likely to occur, is associated with Noosa National Park situated over 400 m to the west
of the Site.
b) The conditions under which a high intensity bushfire are most likely to develop and threaten housing
in the Site locality are associated with a prolonged period of below average rainfall and on days
characterised by hot, dry westerly winds.
2
Whilst not supporting vegetation able to sustain bushfires with a Medium – Very High intensity, the vegetated dunes adjacent to the Site
would be capable of carrying a low intensity fire under suitable conditions.
