Please find attached two petitions objecting to the proposed hotel in Noosa Springs. I apologise for the lateness but they were sent to me by two members from Sydney and we missed sending them with the other petitions this morning. Thank you for your attention to this and we appreciate you including them with all the other petitions. Yours sincerely Hugh Bate Ph. 0417 640 241 [Attachment: Objection to Noosa hotel.pdf] Obiection to the Proposed Hotel at Noosa Springs for comment for a short period of time just before rt has not gone unnoticed that this DA has been opened away' Christmas when most people are otherwise occupied or planning Report of the irnpact upon existing users of No anarysis has been provided in the Adamson Town This impact is significant. The "materialchange of Noosa springs Resort, including members and residents. Parkridge, Eiysium and The Fairways {795 use,, will adversely affect every person in Noosa springs, The oasis, properties), resort staff and members The development fails so many tests: French Quarter ln r lt isn,t .,boutique", in fact it will have roughly the same nurnber of rooms as the Hastings Street . At 12m high it will visually overpower existing buildings r Two thirds of the development is to be built on land zoned "recreational and open space" e lt breaches height and setback restrictions e Zorring maps indicate it is a "Core Koala Habitat", "a Koala Priority Habitat" and this will be lost together with other fauna and flora fire evacuation r With potentially ZZ4 occupants, plus children and additional staff, the already existing discussions risk will be significantly increased with potentially disastrous rarnifications. Numerous Review of with Council in the past has done little to alleviate this very serious issue e'g. The Oasis BC EmergencY Evacuation Provisions o The DA suggests that the guests and staff will be arriving and leaving on 2 wheels or public transport' This is just not realistic r gyrn, An already busy carpark will be inadequate for guests, staff, golfers and those who use the spa, medical faeilities, restar.Irant etc. lt is already over capacity at peak tirnes and the Parking Studies iack meaningful analysis r There will be increased noise and activity in an area where nnany elderly people reside and will affect the quiet enjoyment and wellbeing of residents and potentiaily their security and safety r The club house, golf course, gym, restaurant, spa and pool will not be as avaiiable to residents and rnembers with Tee Times likely to be at a premium as hotel guests will likely be given priority o The developers are potentially "double-dipping" as the land originally earmarked for a hotel was used to build Parkridge. Many of the above serve to gndermine the integrity of the Noosa Plan 2020 I object to the Application for the proposed hotel on the above grounds. No analysis has been provided in the Adamson Town Planning Report of the impact upon existing users of Noosa Springs Resort, including members and residents. This impact is significant. The “material change of use” will adversely affect every person in Noosa Springs, The Oasis, Parkridge, Elysium and The Fairways (795 properties), resort staff and members. The development fails so many tests: it isn’t “boutique”, in fact it will have roughly the same number of rooms as the French Quarter in Hastings Street At 12m high it will visually overpower existing buildings Two thirds of the development is to be built on land zoned “recreational and open space” It breaches height and setback restrictions Zoning maps indicate it is a “Core Koala Habitat”, “a Koala Priority Habitat” and this will be lost together with other fauna and flora With potentially 224 occupants, plus children and additional staff, the already existing fire evacuation risk will be significantly increased with potentially disastrous ramifications. Numerous discussions with Council in the past has done little to alleviate this very serious issue e.g. The Oasis BC Review of Emergency Evacuation Provisions The DA suggests that the guests and staff will be arriving and leaving on 2 wheels or public transport. This is just not realistic An already busy carpark will be inadequate for guests, staff, golfers and those who use the spa, gym, medical facilities, restaurant etc. It is already over capacity at peak times and the Parking Studies lack meaningful analysis There will be increased noise and activity in an area where many elderly people reside and will affect the quiet enjoyment and wellbeing of residents and potentially their security and safety The club house, golf course, gym, restaurant, spa and pool will not be as available to residents and members with Tee Times likely to be at a premium as hotel guests will likely be given priority The developers are potentially “double-dipping” as the land originally earmarked for a hotel was used to build Parkridge. Many of the above serve to undermine the integrity of the Noosa Plan 2020. | object to the Application for the proposed hotel on the above grounds. Name Date Address
