Calile Noosa Council Submission
Attached to the e-mail PM Submission - Brett Eames - 132008.176.05.
I (Brett Sidney Eames), make the following submission; The proposed change application provides an improvement development outcome to the existing approval over the site. How this is achieved is: The developments alignment with Noosa Plan provisions, strategic aims and outcomes for a Resort use on site within the tourist accommodation zone. There is no development footprint encroaching into key environment or conservation zones, with the increased setbacks and significant vegetation retention to Serenity Close. The primary access coming from Banksia Ave and not Serenity Close improves access arrangements for this area. The varying construction materials, the utilisation of natural light and ventilation, the separation of buildings to create less bulk and mass plus with the inclusion of lightweight awnings and articulated roof form lends the overall construction in meeting Noosa design elements. The development will not only be a major contribution to local economy during construction phase but also ongoing with the increase in tourism spend, every one-dollar tourism dollar spend equates to three dollars in the local economy, flow on effect. The ongoing operation (up to 300-350 staff), local procurement, flow own expenditure within other areas of Noosa will be significant. Tourism economic modelling suggests the flow on of spending outside the resort into the Noosa region upwards of $150 per day per person. A new resort of this standard will align with the Noosa Tourism Brand and provides a five star product that is currently missing in the regions accommodation mix. It will be an exciting tourism offering that will engage not only but also the local community meeting by meeting expectations of a tourism product that fits in with the Noosa way. The location of this development in close proximity to Noosa Junction with ease of access through pedestrian links is vital to the business centre of Noosa Junction. The increase in trade to the existing tourist retail and hospitality offerings in Noosa Junction will be phenomenal and contribute to the vitality of the Junction.
