4. Housing
In 2011 the Shire reported a considerably high representation of unoccupied private
dwellings (19.3% of all dwellings) compared with 10.3% for the State.
Separate houses were generally the most common dwelling type across localities and
particularly in the hinterland where expectedly there were less attached or semi-attached
housing.
For Councillors’ interest our data shows that of building approvals issued for 12 months
since 1 January 2014, some 94% of residential approvals were for detached houses. There
were a few secondary dwellings, eleven approvals for duplexes and a total of 22 units
approved through four projects. The average floor area for new houses was close to 300m 2
and there were 39 with a floor area of over 400m2. The median project construction cost
was $279,000. Despite small household size the housing being constructed is not small.
In 2011, a high proportion of dwellings across localities were “owned outright” (more so than
State and Regional rates), this was particularly the case in Noosa North Shore, Ridgewood
to Tinbeerwah and Boreen Point, Kin Kin and Cootharaba. Some 49.3% of dwellings in
Cooroibah and 46.3% of dwellings in Federal to Ringtail Creek are “owned with a mortgage”.
There is quite a correlation between location of mortgages and location of families with
children with a slight exception for the beaches. Sunshine Beach to Peregian Beach
recorded that over a third of dwellings (36.8%) were being rented.
The median house price in the Shire has remained higher than the State between 2001 and
2014, however the gap is closing. In 2014 the Median house price in the Shire was
$481,410, while in the State was $405,000, this difference was at its lowest in 12 years.
Median mortgage repayments and median rents varied across the Shire but both were the
highest In Noosaville and Doonan locality and both at their lowest on Noosa North Shore.
