2.3 Noosa         Existing development within the NBC consists of the Noosa Civic Shopping Centre, the
Business Centre   Noosa Civic Showroom precinct, and the Noosa Civic Business precinct.

                  Together these elements contain a total of 30,000 sqm of net lettable area and provide a
                  sub-regional shopping and services facility serving a permanent residential population in
                  a catchment that consists of Noosa Shire and parts of the surrounding hinterland. The
                  centre also serves a tourist visitor customer base and people living beyond the catchment
                  who might work in the area or visit regularly. The NBC is well-located to serve this role
                  given the central position within the Noosa region and good transport connections.

                  Noosa Civic Shopping Centre

                  Noosa Civic Shopping Centre provides a traditional retail offer and is anchored by a Big
                  W discount department store of 6,484 sqm and a Woolworths supermarket of
                  3,590 sqm. Total shopping centre floorspace is approximately 18,000 sqm, of which
                  around 17,285 sqm is occupied by retail tenants.

                  Noosa Civic Showroom
                  The Noosa Civic showroom precinct is situated in the northern part of the centre
                  adjacent to Walter Hay Drive and Eenie Road and consists of 7,000 sqm of nettable
                  floorspace, of which 6,080 sqm is currently occupied by LFR tenants including BCF,
                  Beacon Lighting, and Adairs, and another 990 sqm is occupied by a veterinary clinic, an
                  F45 gym and a Pilates and yoga studio (FS8). There are no vacant tenancies.

                  Noosa Civic Business
                  A business precinct is located to the west of the core retail centre and contains a range of
                  mainly service-oriented uses including a Centrelink office, training and employment
                  placement services, community services and health-related activities. There are no retail
                  tenants within this precinct.

                  In addition to the components above, a pad site is occupied by an EG Ampol service
                  station.


                  Overall, the NBC is a successful existing centre that accommodates a range of uses that
                  provide services and jobs for the sub-regional community it serves. The centre represents
                  an important opportunity to continue to grow and widen its range of shopping,
                  entertainment, business services and residential housing, while generating additional jobs
                  and incomes for the Noosa region.
