Noosa Civic Village total sales
The proposal makes allowance for 4,000 sqm of other shops to be located on either side
of the Village Green and along Main Street.
These tenancies are likely to accommodate retail shops and food and drink premises,
although the mix will evolve as the development is implemented and during its operation.
For the purposes of forecasting future sales performance, Table 12 provide an indicative
distribution of floorspace by type, and applies typical industry averages to estimate total
turnover. Note that the estimate is based on all of the 7,500 sqm within the ‘VMU
precinct’ component of the development being for retail shops, although it is likely that
some space may be taken by other non-retail occupants.
As shown in the table, the non-supermarket tenancies are forecast to generate total sales
of $31.8m during the first year of trade (2027). Total sales across the proposed Noosa
Civic Village is therefore forecast to be $74.6m when the supermarket component is
included.

Noosa Stage 2 Retail
Total future turnover at the Noosa Stage 2 Retail development is relevant to examine
potential cumulative impacts associated with the two developments within the NBC.
An indicative sales forecast is presented in Table 13, which is based on an expectation
that the focus would be on non-food tenancies across leisure, apparel and homewares
categories. This expectation is consistent with the intention to widen the appeal of the
Noosa Civic facility overall by delivering a range of retail options not otherwise present,
thereby assisting in retaining spending that would otherwise be directed outside the
catchment.
Total sales at the Stage 2 Retail development is forecast to be $43.4m, with the resulting
combined turnover across both application sites therefore $118.0m in 2027.
