Bushfire Hazard Assessment and Management Plan
Plans and drawings: the text below has words only, no drawings.
9. Summary & Recommendations
All vegetation providing a potential bushfire risk within 150m of the site has been identified, and the proposed development's
risk-based factors have been assessed. The dominant bushfire hazards associated with the development are represented by
three (3) vegetation areas encompassing the subject site. This assessment calculated the potential fireline intensity for these
three hazard areas, relative to the development, as a medium and high bushfire intensity level.
The proposed development has been assessed against the SPP State Interest Natural Hazards Risk and Resilience – Bushfire
policy statements and the Noosa Plan 2020 Bushfire Overlay Code. To achieve compliance with the relevant provisions, this
Bushfire Management Plan (BMP) provides recommendations to mitigate potential risks to within tolerable levels, including:
▪ Future dwellings constructed within the proposed southern lot to be built to a minimum construction standard of
BAL12.5 compliant with AS3959:2018 if located within the BAL10 contour. If a dwelling is located wholly outside
of the BAL10 contour, then no minimum construction standard is required.
▪ Internal road network within the southern lot must be configured to ensures adequate turnaround access and
egress/ingress at all times for emergency vehicles and personnel.
▪ The installation of a dedicated fire-fighting water storage constructed to the acceptable outcomes outlined within
the NP2020 Bushfire Hazard Overlay code.
▪ Maintain safe and efficient ingress/egress routes for emergency services and site occupants during a bushfire.
The nomination of acceptable minimum construction standards and additional mitigation measures outlined above
demonstrate compliance with the SPP State Interest Guidance Material for Bushfire and the Noosa Plan 2020 Bushfire Hazard
Overlay Code.
As such, we recommend that the proposed development be approved for managing the site-specific bushfire hazard, subject to
the recommendations contained in this assessment.
