3.2. Statutory Instruments – Planning Scheme
Locality Provisions
    Noosa Heads Locality Code
The subject site is located in the Noosa Heads Locality and is zoned Attached Housing. The
proposed use is identified as a consistent use within the zone and is required to follow an impact
assessable application process.
The predominant purpose of the zone is to facilitate the development of Multiple Housing forms
which offer a high level of residential amenity and design quality. The Settlers Cove precinct has
specifically been identified as being suitable for 4 storey development that has a maximum
building height of 15 metres. Density provisions within the Noosa Plan are also specific to
Settlers Cove permitting an allowable population density of 250 persons per hectare. In summary
the allocation of specific development parameters to the Settlers Cove precinct recognises the
areas suitability for large scale Multiple Housing development as the site offers high levels of
convenience, accessibility and services.
Land Use & Works Provisions
The following codes which regulate land use and design are most applicable to this application:

    Engineering Works Code
    Landscaping Code
The proposals compliance with the relevant codes and a comparison to the existing approval is
detailed in the following table. As the proposal involves the amalgamation of both lots the area
used relates to the combined areas within the Attached Housing Zone.
