Information Request - 50 Seaview Terrace

Roof Top Terrace The roof top terrace has been significantly reduced from 17m to 7.8m in length. Mature planting and screens will ensure there is no opportunity for residents to overlook the private open spaces of neighbouring properties. Please refer to drawings C3.0, C6.0 & C7.0 which show the line of sight from the terrace. Landscaping & Setbacks We are proposing a front setback of 2.29m to the outer most projection of the building. The area between the proposed 2.29m setback and the standard 6.0m setback will consist of non-habitable rooms to ensure there is not significant noise impact on residents, these rooms include; garage, entry, bathroom & stairwell. The proposed development will not have an adverse impact on the street approaching from the North of Seaview Terrace as the building will be kept in the same building line as the existing building at 52 Seaview Terrace. There will also be no impact on the streetscape approaching from the Southern end of Seaview Terrace as the existing frontage landscaping which includes a significant Pandanus tree will be retained providing a softening to the building’s façade. We feel that the proposed building is contemporary and aesthetically appealing and will be in keeping with the overall appeal of the streetscape. Please refer to the Artists impressions of the façade, existing site photos and the concept drawings which will show the setback lines of both adjoining buildings at 52 & 48 Seaview Terrace.
