PROPOSED SUBDIVISION
41 TALLOWWOOD PLACE, BLACK MOUNTAIN
1.0 INTRODUCTION
This report details the results of a geo-environmental investigation undertaken for the proposed subdivision
at 41 Tallowwood Place, Black Mountain. The investigation was carried out by Tectonic for Romildo
Raveane, generally in accordance with proposal P23173-Rev0, dated 15 March 2023.
The site investigation comprised a walk-over by an experienced geotechnical engineer from Tectonic,
excavation of four test pits, together with in situ soil strength and geotechnical laboratory testing. This report
summarises the results of the investigation and includes a slope stability assessment, together with
recommendations regarding geotechnical matters for the development pertaining to earthworks, retaining
structures, footings, and drainage. Quantitative and qualitative slope stability assessments are included, as
well as an assessment of feasibility for on-site wastewater treatment and disposal.
2.0 PROPOSED DEVELOPMENT
A concept layout plan provided to Tectonic (Ref. Callaghan & Toth, Drawing NO. 2251-01, Rev A, dated
3 March 2023) indicates that the proposed subdivision will comprise the reconfiguration of the existing
allotment into two new allotments. The easternmost lot will retain an existing residence and driveway
access, whilst the westernmost lot will be vacant for the construction of a future dwelling. The proposed
new building area has been nominated in a cleared section of land to the west of the existing dwelling, with
a new driveway alignment shown off Tallowwood Place to the east of this. Due to evidence of previous
slope instability, an alternative driveway alignment from Tallowwood Place will need to be designed.
No civil design or earthworks drawings were available at the time of reporting; however, based on the site
conditions at the time of this assessment, cut and fill earthworks in the order of about 1.5 m depth/height
would be anticipated. The site is unsewered and the new lot will be serviced by on-site roof water tank
supply together with an on-site wastewater management system.
