            4.0         RESULTS OF INVESTIGATION

            4.1         Site Description
            The site is formally described as Lot 36 on RP897845, covers an area of about 2.5 ha, with frontage to
            Tallowwood Place along the southern boundary. At the time of this assessment an existing residence was
            positioned in the central part of the site, with a driveway connecting to Tallowwood Place to the south-east.
            The proposed new building area is in a cleared area to the west of the residence. Areas in the central and
            eastern parts of the site primarily featured grass and scattered mature trees. Dense vegetation occupied
            most of the western part of the site and fringed the northern site boundary. Surrounding properties
            comprised similar rural residential allotments, with houses. A 2023 aerial image of the site and surrounds is
            provided in Text Figure 2 below.
