GEOTECHNICAL ASSESSMENT OF REVISED PLANS
PROPOSED SUBDIVISION OF 41 TALLOWWOOD PLACE, BLACK MOUNTAIN
Dear Romildo & Marcus,
As requested, Tectonic has completed a geotechnical assessment of the revised lot reconfiguration
layout plan for the above address. It is understood that this letter will be submitted to Noosa Council
(NC), to address an Information Request (NC Ref. RAL24/0003, dated 20 March 2024).
Tectonic conducted a geotechnical investigation for the proposed subdivision (Ref. Tectonic Report No.
23099-001-Rev0, dated 22 May 2023). That investigation comprised test pitting, laboratory testing, and
qualitative/quantitative slope stability assessments. The Tectonic report concluded that there would be a
Low Risk of slope instability affecting the future recommended building area, subject to implementation of
geotechnical recommendations given in Section 6 of that report.
We have received a revised plan of the proposed lot reconfiguration (Max Waterson & Associates Ref. No
23-6047AB, Addendum 1 dated 22 May 2024). Our responses to the NC Information Request are as
follows:
1. The proposed central lot boundary as per the revised drawings outlined above is considered
acceptable from a slope stability viewpoint and is in general accordance with the recommendations
made in our above referenced report.
2. The proposed building envelope as depicted on the referenced layout drawing is in general
accordance with the recommendations provided in our report.
3. We have been advised that the removal of the existing track and grading of the nearby ground
surface will be undertaken as part of the Operational Works (OPW) application, and thus, does not
form part of this application. Provided such works are undertaken during OPW this is considered
acceptable by Tectonic. Tectonic must review OPW drawings, once they are available to confirm
they are in accordance with the recommendations of our report.
The above statements are made on the proviso that the geotechnical recommendations as provided in
Section 6 of the Tectonic referenced report are adhered to. Tectonic must review any changes to the
proposed layout plan/development to assess any implications associated with slope instability.
Your attention is drawn to the document Limitations, which is attached to this letter report.
Please contact the undersigned should you wish to discuss any of the above matters.
