This density is not consistent with the surrounding area and will have significant impacts in terms
of visual amenity and character, noise, vehicle movements and parking.
Further several residents in the adjoining rural residential area have written letters which in part
object to the density of the development. The development is contrary, to what these residents
would have reasonably expected when they chose to settle in this area, many choosing a larger
property for its separation afforded from neighbours and its natural setting.
The proposed development offers some landscape buffering to neighbouring properties, but this is
not responsive to the setting or nor does it assist to integrate the development sensitively with the
area.
The proposal conflicts with the Zone Code requirements.
