PROPOSED NEW DEMENTIA FACILITY AT TEWANTIN FOR NOOSA CARE INC

As requested we have reviewed Middap Architecture Development Application
drawings DAO1-12 together with Cardno Ltd Flood Study of the Noosa Care
Carramar site dated 24" July 2017 and Callaghan and Toth Civil Engineering’s
documents dated January 2018. There is an area of fill behind a retaining wall under
building number 3 & 4 shown on Middap Architecture Drawing DA04. The volume of
fill over the Q500 line will be compensated for by an equivalent volume of cut under
building 3 and 4. The site is above the Q500 line in the area of buildings 5 and 6 so
no negative affect on flooding will be encountered in this location. We therefore
confirm that the flood volume is unaffected where buildings 3 and 4 are built over the
Q500 flood line.

Columns supporting buildings 3 and 4 will be kept to a minimum and will therefore
have little or no affect on the flood levels.

Cardno’s flood report confirms the velocity of the flood flow is 0.4m/s which is very
slow and confirm debris load is not significant. The buildings are situated some 40m
from the main creek channel which flows from South to North through a culvert on
the Cooroy-Noosa road.

All the above is evidence that little or no debris will be deposited near the underside
of buildings 3 and 4 of the proposal. The average depth of the Q500 flood water
under buildings 3 and 4 is in the order of 500mm and with the floor level being RL11.5
which is some 3m above this Q500 flood line of RL8.5 on the Southern Boundary
there is no danger of flooding to the residential areas.
