5. CONCLUSION
The application seeks a combined approval for a Preliminary Approval to Reconfigure a Lot
(Boundary Realignment) and Development Permit for Material Change of Use of Premises -
Retail Business Type 6 (Hardware) & 7 (Garden & Lifestyle Centre), Commercial Business Type
1 (Office) and Industrial Business 2 (Production, Alteration, Repackaging & Repairing).
It is acknowledged that the land enjoys existing use rights for various uses including hardware
store/tyre & wheel alignment service, office, storage and cabinet maker. However, approval is
sought to expand on the range of business uses able to operate from the site as opposed to
redeveloping the site for uses consistent with the current zoning of the land.
The application proposes to demolish the existing commercial building and redevelop the site
entirely. The proposed commercial building is intended to be larger in scale.
