1          INTRODUCTION

Westera Partners Pty Ltd has been commissioned by Dayne Lawrie Constructions Pty Ltd to prepare a Stormwater
Management Report for a development application, associated with a combined Material Change of Use and
Operational Works application for a proposed residential duplex development.
The proposal involves the construction of an improved duplex complemented by landscaping, ground-level features
and access via Avocet Parade.
This report documents how stormwater runoff will be managed on site in accordance with Noosa Council’s (NC’s)
requirements.

2          SITE DESCRIPTION

2.1        Location and Land Use

The proposed development site is located at 5 Martin Street, Peregian Beach; also known as Lot 267 on P93113.
The proposed development site is approximately 744m2 with fall of approximately 10% grade toward the northeastern
corner. It is currently occupied by an existing dwelling.
The site is bound by Martin Street to the north, Avocet Parade to the east, a residential dwelling to the south and a
vacant site to the west. Furthermore, a stormwater easement adjoins the southern boundary which can be referenced
in Figure 1 relative to the site location. Detailed site survey information is provided in Appendix C.
